Buffalo Grove real estate sales rebounded nicely in June 2017, as inventory remains very tight with new listings are beginning to meet potential buyer demand. Updated homes and/or well priced listings are selling very quickly. Homes that are not updated are sitting on the market for 4 to 6 months. With the new "HGTV expectations," it appears that buyers are missing some nice opportunities, if they could look past a current owner's tastes.

As of July 1, 2017, there is 3.5 months supply of single family homes for sale in Buffalo Grove compared to 3.9 last year. Anything under 5 months is considered a seller's market. It continues to be a good time to consider selling.

At the end of June 2017, there are 129 single family homes for sale in Buffalo Grove, compare that to the 141 available at this time last year and you’ll see that inventory remains very low. There aren’t enough homes to supply the current buyer demand, which provides for a very competitive environment.

New Listings

100 single family homes were listed for sale in June of 2017, compared to 83 new listings last year. Hopefully, this new influx of inventory will satisfy some of the pent up demand of buyers .
 

Homes Under Contract

The new listings in May and June seem to have satisfied some of the demand in the market as 58 single family homes went under contract in Buffalo Grove in June 2017 an increase from 45 in June 2016.
 

Closings

57 Single family homes closed in June 2017, up from 44 in June 2016. Through the first half of the year, 222 homes have closed this year versus 210 in 2016. While inventory remains low, the recent new listings have spurred a positive trend for 2017.  

Buffalo Grove Profile  

Nestled in the northern suburbs of Chicago, Buffalo Grove is a community rich in history. Buffalo Grove was named after Buffalo Creek, which was aptly named for the bison bones found in the area. Buffalo Grove has been one of the fastest growing communities in the Northwest suburbs since its incorporation in 1958. As of the 2010 census, the village population was 41,496. Today, Buffalo Grove is largely developed. Approximately one-quarter of the village's 9.2 square miles is reserved for nature preserves and parks. The village's Comprehensive Plan projects that the village will ultimately reach 7,202 acres, over 100 times its original size. The plan also estimates an eventual population of approximately 48,000 residents. At its beginning in 1958, the village had 164.

Living in Buffalo Grove presents many opportunities to explore.  The Raupp Museum, operated by the Buffalo Grove Park District, is the town's museum of local history. Saint Mary's Church, completed 1899, is the oldest building in the village. Lou Malnati’s Pizzaria is housed in the second oldest building in the village (also completed 1899). Located around the same downtown area, there is the Buffalo Grove Town Center, which is a major shopping and retail destination within the village, at the Buffalo Grove Road and McHenry Road intersections with Lake-Cook Road, being anchored by the Buffalo Grove Theaters and by Brunswick’s bowling/arcade/laser-tag venue that hosts birthday parties and company gatherings.

Buffalo Grove Schools

Buffalo Grove is very much a family oriented community with a highly decorated school system highlighted by Adlai Stevenson High School and many Blue Ribbon recognized schools like Ivy Hall Elementary School and Twin Groves Middle School.

Four school districts and three high school districts serve Buffalo Grove.  The majority of public High School students in Buffalo Grove that reside in the Cook County portion of the Village attend Buffalo Grove High School.  Those living in the Lake County portion of Buffalo Grove attend Adlai E. Stevenson High School. 

Adlai E.Stevenson High School District 125 operates one comprehensive high school serving all or some of the communities of Buffalo Grove, Lincolnshire, Long Grove, Prairie View, Deerfield, Mundelein, Hawthorn Woods, Vernon Hills, Lake Forest, Indian Creek, Wheeling, Lake Zurich, Riverwoods, Kildeer, Palatine and Mettawa.

In 2015, 679 single family homes were sold in the Stevenson High School geography for an average sales price of $536,000.   315 Condos and Townhomes sold in 2015 at an average sales price of $249,000. 

Buffalo Grove High School is located within a middle-income residential community 28 miles northwwest of downtown Chicago and serves the section of High School District 214 in the villages of Arlington Heights, Buffalo Grove and Wheeling.

Buffalo Grove Park District

The Buffalo Grove Park District maintains 50 park sites totaling 418.22 acres of land. Facilities include the Raupp Museum, Alcott Center, Emmerich Park Recreation Building and Maintenance Facility, Twin Creeks Park Recreation Building and Maintenance Facility, Golf and Sports Center, Spray 'N Play, Aquadome Indoor Pool and Willow Stream Outdoor Pool.  As well, the Village of Buffalo Grove offers over 50 miles of paths and trails for walking, biking, roller blading, and jogging. There are also countless miles of sidewalks and roads that can be safely navigated for these activities.

The Park District provides a full range of activities and services year round. Recreation programs include performing arts, Clubhouse (a before and after school care program), summer day camps, preschool, athletic programs such as soccer, basketball and softball, learn to swim programs, senior activities and trips, special interest classes for youth and adults, and special events like Lawn Chair Lyrics, Tots in the Parks, Movies Under the Stars, National Night Out and the Huck Finn Fishing Derby. Leisure services are provided for special needs residents through the Northwest Special Recreation Association.  The Buffalo Grove Recreation Association (BGRA) offers house and travel Baseball programs from T-Ball (age 5) to Senior Colt (age 18+).

 Lake County Forest Preserve District

The Lake County Forest Preserve District offers many trails, parks, and other amenities just a short distance from Buffalo Grove. Most notable include Buffalo Creek Trail in Long Grove, the Des Plaines River Trail in Wadsworth, Duck Farm Dog Park in Lake Villa, and 3 golf courses.

The Forest Preserve District provides education year round to the public and the local schools. As well, summer camps are available.

Buffalo Grove Festivals

It was in 1958 that Buffalo Grove residents came together for their first community picnic. Today Buffalo Grove Days has grown to a five-day event, which includes a carnival, live entertainment, a parade, fireworks, bingo, food tent, arts and crafts fair, business fair, pancake breakfast, BBQ challenge, kids craft tent, and more! There is something for everyone.  

Currently rated as one of the top 100 art festivals in the country, the 14th annual Buffalo Grove Art Festival hosts more than 100 juried artists from around the globe. Located on the main drive of Buffalo Grove Town Center, this exceedingly popular festival offers fine art of all mediums. Art enthusiasts will have the opportunity to watch the masters at work with art demos and booth chats taking place all weekend long. In addition to the artwork, festival-goers will enjoy live performances from a variety of musical acts on the music stage, great food and art activities for kids, including an art scavenger hunt and spin art at the festival and much more!

Throughout the summer Buffalo Grove hosts a Farmer's Market at the Mike Rylko Community Park on McHenry Road west of Buffalo Grove Road.

Transportation

Buffalo Grove roads are well maintained and residents have easy access to I-94(294) to Chicago and Milwaukee as well as the North-South Tollway (I-355) with access to the Western and Southern Suburbs.  From Buffalo Grove, it is about a 45 minute drive into the Loop.  Chicago O’Hare International Airport is a 30 minute drive, while a trip to Chicago Midway will take about an hour.  Buffalo Grove residents have access to two Metra Stations on the North Central Line between Antioch and Chicago Union Station.
